As the Leasing Concierge Manager , you are a team builder and leader who provides support, mentorship, and direction to ensure high level of employee and client engagement. You thrive on sharing your knowledge and creating a better future for GHP, and you are the number one ambassador of the GHP culture and vision within the Leasing Concierge Center.
You are responsible for meeting the asset performance expectations by achieving revenue, occupancy, and leasing goals and objectives. You accomplish these goals by creating the greatest possible leasing experience and well-being of all individuals associated with the community - both team members and prospective residents.
Leadership & Customer Experience:
Creates and maintains a safe, respectful, and productive environment for all team members at Leasing Concierge Center.
Selects, hires, trains, coaches, and develops leasing team members with focus on Care, Excellence, Ownership, and Integrity.
Establishes a culture of learning and ownership among team members.
Maintains a strong alignment between the leasing team and onsite teams.
Leads by example and ensures a proactive approach to Service Excellence is adopted for key leasing touch points (phone experience, leasing, goals, etc.)
Efficiently handles prospects requests and concerns. Empowers employees to solve problems and achieve goals through immediate resolution and follow-up.
Works closely with the Sr. Leasing Specialists to promote growth, and structure.
Partners with the Client Operations Manager to ensure compliance and effective management of the Leasing Concierge Center.
Identifies efficiency and opportunities for team tour performance and conversion ratios.
Manages and effectively communicates to respective stakeholders; current market conditions, traffic trends and other relevant industry trends.
Financial Performance & Operations: Demonstrates strong leasing performance through consistently meeting weekly/monthly/quarterly/annual leasing goals and delivering exceptional client experience.
Oversees and executes the leasing and marketing plan for the DTLA region.
Regularly audits files to ensure compliance with GHP policies & procedures and fair housing laws & regulations.
Demonstrates understanding and knowledge of the competitive residential markets by conducting regular market analysis and assisting in the development of the leasing & pricing strategies.
Assists with the oversight of all reputation management activities including Yelp, Google, Facebook, Instagram, and other social platforms.
Partners closely with the Leasing & Outreach Specialist for effective outreach and networking strategy to generate leads within the local market.
Partners closely with the Clients Operations Manager, to deliver on the GHP Client Experience and expectations
Oversees and executes all leasing timekeeping and payroll weekly.
Prepares and analyzes weekly reports including but not limited to: traffic and closing ratios, concession tracking, pricing requests and availability.
Other duties as assigned.
PROFESSIONAL REQUIREMENTS: 3+ years managing a high performing leasing team
2+ years' experience using industry software such as Knock, Yardi or equivalent Property Management software.
Proficiency with MS Office (Word, Excel, PowerPoint)
Strong working knowledge of Fair Housing requirements
Qualifications / Other Expectations: Personable, positive, team-oriented mindset.
Ability to communicate clearly and effectively in English. Multilingual ability is a plus.
Regular, consistent, and timely attendance required.
Ability to frequently move/traverse, ascend/descend stairs in/around apartment homes and community.
Ability to constantly position self to bend, stoop, reach, lift.
Ability to frequently lift/move/carry 25lbs.
Ability to occasionally lift/move/carry up to 50lbs. with/without assistance.
Constantly works in moderate to high noise levels
Constantly works in outdoor weather conditions
Must have a valid California driver's license & car insurance
Must have a personal vehicle for business use
Salary Range: $90,000-$110,00 annually, D.O.E.
