Lead Engineer Essential Duties and Responsibilities
· Must be able to work in a team oriented / safety conscious environment.
· Safety expectations include, but are not limited to; Performing Audits and Observations
· Operations and maintenance of all (HVAC) heating, ventilation & air conditioning systems, to include, lab equipment (refrigerators/freezers), (PTACs) packaged terminal air conditioners, RTU’s, Built up systems and Chillers.
· Replace direct expansion compressors when needed.
· Light maintenance & PM's of all building systems.
· Troubleshoot and maintain electrical systems.
· Repair or replace non-energized receptacles, switches, breakers, ballast, light fixtures and indoor/outdoor lighting during LOTO.
· Maintain and repair plumbing systems to include lift stations, water pumps, bathroom fixtures, flush valves and minor drain maintenance as needed.
· Inspect or maintain all life safety equipment, including exit signs, emergency lighting, eye wash stations, AEDs, fire extinguishers and fire protection systems (inspected and repaired by Service Company).
· Ensure that equipment operates safely and economically and within established limits by monitoring meters, gauges, and computerized controls.
· Use hand and power tools.
· Detect potential mechanical problems by observing and listening to the pitch of the machinery.
· Routinely check safety devices, identifying and correcting any trouble that develops.
· Maintain a strong customer service-oriented relationship with client, employees and managers.
· Conduct day-to-day activities necessary to provide for the safety and comfort of the facility occupants.
· Execute preventive maintenance programs to protect the value and extend the life of all facility equipment to insure cost-effective operation.
· Identify required repairs and potential problems via work order to the Director of Operations.
· Report all equipment failures to your Director of Operations.
· When scheduled, maintain on-call status 24-hrs daily for immediate action pertaining to critical systems failure.
· Exhibit professional appearance, including proper maintenance of company uniforms.
· Practice client security regulations and procedures.
· Provide project supervision of subcontractors.
· Assist in the soliciting proposals as necessary on-site.
· Monitors operation and maintains refrigeration and air conditioning equipment; heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required. Oversees repair and P.M. of HVAC systems; determines frequency of repair and/or P.M. for HVAC systems
· Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.

Qualifications

Education and/or Experience
One-year certificate from college or technical school or five to seven years related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Registrations
- Journeyman Electrician License required
· Universal CFC
· Technical degree in HVAC or five or more years of related experience
Other Skills and Abilities
· Mechanical and electrical aptitude with HVAC equipment is required
· Must be able to service cooling towers, rebuild or replace large centrifugal pumps, service & repair VAV boxes, troubleshoot and repair energy management controls and programming.
· Must be able to work varying shifts, weekend and holidays as needed.
Other Qualifications
· Must be able to respond to emergencies when needed.
· Must be able to use a variety of hand and power tools and be able to work on ladders, staging, and power platforms.
