As an integral part of the Agency Leadership team, the Director of Operations will analyze operations, identify areas of improvement, assist with overall strategies and drive them towards execution. The position works closely with the Executive Leadership team and will be responsible for oversight in these core areas of function: Leasing and Property Management, Agency Operations, Facilities, IT, and Social Enterprise.

Director of Operations Duties & Responsibilities
Full-Time | On-site in Everett
Wages: $75,000 - $85,000 DOE
Leasing and Property Management Provides oversight and supervision of the Leasing and Operations Manager.
Oversite of high-quality Property Management including posting for openings, leasing process, tenant complaints, lease enforcement, building inspections, database requirements (including Yardi and WBARS) and ongoing property maintenance.
Ensure Landlord Tenant laws, Fair Housing Laws, and capital funding requirements are met and maintained in partnership with the services team.
Agency Operations Responsible for Agency insurance including: obtaining coverage, submitting and managing all claims and ensuring adequate coverage is upheld.
Responsible for applying for and maintaining location Business Licenses as required.
Provide positive leadership when there are neighbor concerns and complaints and conduct neighborhood meetings as needed.
Oversees the operational onboarding and training of all employees at Cocoon House including the assignment of keys, FOBS, access to agency vehicles and security system.
Support the work of the Training Manager to meet agency and funding requirements.
Ensures all service agreements and contracts are maintained.
Facilities and Fleet Ensure agency facilities and vehicles are safely maintained according to legal and contractual obligations.
Ensure all building system and service contracts are followed through on including UMC, Commercial Fire, Sonitrol, Fire Inspections, Elevator Inspections and Maintenance.
Ensure resources are available to make timely repairs and updates.
Information Technology (IT) Provides oversite and supervision to the Network and Systems Administrator and the IT work done by the Administrator.
Promote a culture of high-level customer service that is provided to staff experiencing IT issues.
Work closely with IT vendors and support in maintaining those partnerships.
Conduct an analysis of the gaps and opportunities of the IT department and infrastructure.
Partner with Training and Compliance Manager to conduct agency wide training.
Ensure safety procedures and data recovery plans are maintained.
Social Enterprise Assist the CPO and CEO in the development of a business plan for a social enterprise at Cocoon House.
Collaborate with Cocoon House Youth Board and Agency Leadership to incorporate youth voice and leadership into the project.
Research, schedule, and facilitate social enterprise meetings.
Gather, collect, research and track all information related to project.
