Oak Wood Ventures is presently seeking a Director of Asset Management to join our operations team. As Director of Asset Management, you will play a key role in analyzing and underwriting our current portfolio and investment opportunities, bridging the gap between the operations, accounting, and acquisitions team.
Responsibilities:
Conduct financial analysis and due diligence for current manufactured housing portfolio
Evaluate market trends, property performance, and comparable data to assess value add opportunities
Prepare detailed financial models, cash flow projections, waterfalls, and investment memos to support underwriting decisions
Analyze lease agreements, operating expenses, and property management reports to assess property performance and identify potential risks and shortfalls
Assist in the negotiation of purchase agreements, financing terms, and other transaction documents
Collaborate with internal stakeholders, including asset managers, property managers, and executives, to gather information and support decision-making
Prepare investment proposals and presentations
Monitor and evaluate the performance of existing investments, identifying opportunities for value enhancement and risk mitigation
Stay informed about industry trends, market conditions, and regulatory changes affecting the real estate market, particularly the manufactured housing sector
Provide support and assistance to other team members as needed, contributing to the overall success of the company
Requirements:
Bachelor's degree in finance, real estate, business administration, or a related field
Minimum of 3-5 years of experience in real estate analysis, underwriting, or investment management
Strong understanding of real estate finance, financial analysis, and investment principles
Familiarity with financial models that include complex financial and waterfall analysis
Experience with financial modeling and proficiency in Microsoft Excel
Excellent analytical skills with the ability to interpret complex financial data and make informed decisions
Effective communication skills, both verbal and written, with the ability to articulate complex concepts clearly and concisely
Detail-oriented with a focus on accuracy and precision in analyzing data and preparing reports
Ability to work independently and collaboratively in a fast-paced environment, managing multiple projects simultaneously
Knowledge of the manufactured housing industry or multifamily and experience with manufactured housing communities is a plus
