Job Summary:
The success of Legend Homes is centered on the experience a buyer and our builder partners receive in the purchase of a new home. This experience starts from our online presence, to visiting our sales office, contracting on a new home, to closing on their new home. The primary role of the Director of Sales is to is to execute the Corporate Strategy and collaborate on operational needs to deliver on the financial goals at the division level and leading the sales organization to achieve and exceed company initiatives.
Duties/Responsibilities:
Recruiting & Staff Development
Recruit high performing sales talent through strong network, balancing the strengths of the individual and Division strategic goals
Execute sales onboarding, including building proficiency on all the technology tools
Coach and train on the sales process starting from Discovery to Closing and Proper Follow-up
Meet with Area Sales Manager(s) regularly to assist in execution of professional and personal growth plans for themselves as well as the sales team
Lead regular Sales Rally’s that are both motivating and informative
Execute consistently on all Company and Division policies and procedures
Actively Participate in local homebuilding networks to establish strong business relationships
Business Strategy
Stay current with market trends including product and feature trends, pricing and incentive strategy, land acquisition hot spots, mortgage market changes, shifts in our target buyer profile, etc
Execution of identified unique strategic positioning (product, pricing, positioning) for all communities. Coach and train sales personnel on demonstrating the USP to the customer
Execute upon Grand Opening strategy of new communities
Collaborate with Marketing Operations on community level needs, including maintenance in the field of all required brand messaging. Implementing and executing upon local marketing plans to achieve financial goals (closing units, margin, and OH spend)
Collaborate with Lending/Title Partner(s) on achieving closing goals with strong customer satisfaction
Monitoring of customer satisfaction surveys and resolutions of major issues
Financial Performance
Work closely with Construction Leadership on achieving sales, closings, profitability plan
Monitor financial performance. Collaborate with regional leadership on performance measures to ensure financial targets are achieved
Monitor even flow of production and managing available inventory in each community
Determine market pricing and incentives for each inventory home in each community.
Monitor sales and marketing overhead budget to actuals. Identify opportunities for continuous improvement on ROI
Monitor sales funnel. Develop action plans owned by sales personnel to impact strong conversion. Monitor sales behaviors, leads, traffic and conversion in Sales Force to achieve performance goals.
Required Skills and Abilities:
Strong understanding in the needs of our customers in the housing market
Strong knowledge in Sales Force (or similar CRM tool), Excel, and PowerPoint
Proven track record of building and managing professional sales teams in a high performing, environment
A natural ability to collaborate and work with cross-functional teams
Natural ability to recruit top talent, lead and motivate sales teams to high performance
Proven ability to support sales staff while coaching them on effective sales presentation and processes
Strong negotiation, mediation, and conflict resolution skills
Excellent creative and strategic thinking to provide solutions to Company challenges
Effective oral and written communication for internal reviews, analysis, summaries, feedback, and executive reports - ability to effectively present information.
Strong analytical, organizational, and time management skills
Education and Experience:
Bachelor's degree in real estate, business, or equivalent working experience
10+ years real estate experience. 5+ years in sales management experience
Experience with financial analysis, negotiations, and contract management
Strong understanding of construction projects from acquisition to completion
Texas real estate market experience a plus.
