Description
We are seeking a hands-on Superintendent for a luxury condominium located in the East Midtown Manhattan area. This is a live-out position; salary is commensurate upon experience.
Duties include:
Responsible for repairs and maintenance in common areas and building exteriors
Maintain inspection logs for standpipe/sprinkler and all federal, state and city regulations.
Carry out and oversee preventative maintenance programs throughout building.
Complete work orders with staff.
Coordinate building maintenance systems with contractors and supervisors.
Respond to emergency calls and rectify existing condition.
Orients and trains employees to perform maintenance activities and tasks.
Enforcement of the Board's House Rules and Alteration policy
Attendance at Board meeting, as necessary
Manage small staff of four employees
Qualifications and Skills: Excellent client service and interpersonal skills.
Strong working knowledge of building systems and NYC local laws
Strong verbal, written & business communication skills.
Proven organizational skills, computer literate and experience with budgeting and invoice approvals
Strong management skills
Experience with apartment renovations and capital projects
Must be certified in Fire Safety, Lead Paint Inspections and Standpipe System
Salary Range: from $60,000 - $80,000
