Role & Responsibilities
Sales strategy development: Developing and implementing a comprehensive sales strategy to achieve the company's revenue and growth targets, ensuring alignment with the overall business strategy
Sales team management: Leading, hiring, training, and mentoring a high-performing sales team to achieve individual and team sales goals
Business development: Identifying and pursuing new business opportunities, cultivating relationships with potential clients, partners, and other stakeholders in the real estate market
Client management: Ensuring high levels of client satisfaction through effective communication, negotiation, and relationship management
Market analysis: Monitoring and analyzing market trends, competitor activities, and customer needs to identify potential opportunities and threats, and adjusting sales strategies accordingly
Sales process optimization: Continuously improving the sales process to increase efficiency and effectiveness, including lead generation, qualification, conversion, and closing
Sales forecasting and reporting: Accurately forecasting sales performance and generating regular sales reports for the management team to track progress and inform decision-making
Budget management: Developing and managing the sales budget, ensuring resources are allocated effectively and expenditures are kept within budget constraints
Cross-functional collaboration: Collaborating with other departments within the company, such as marketing, finance, and operations, to ensure a seamless and integrated approach to sales activities
Regulatory compliance: Ensuring that all sales activities are conducted in accordance with industry regulations, ethical standards, and company policies
Professional development: Staying up-to-date with industry trends, best practices, and emerging technologies in residential real estate, as well as attending industry events, conferences, and networking opportunities
Managing Sales Managers: As a Sales Director, one of your key responsibilities will be overseeing and managing Sales Managers who, in turn, manage their own sales teams. This involves:
○ Setting expectations and goals: Clearly defining the goals, targets, and key performance indicators (KPIs) for each Sales Manager and ensuring they align with the overall sales strategy and company objectives
○ Providing guidance and support: Offering regular guidance, coaching, and support to Sales Managers, helping them to develop their skills, overcome challenges, and grow in their roles. This includes sharing best practices, providing feedback, and assisting with problem-solving
○ Performance evaluation: Monitoring and evaluating the performance of Sales Managers, conducting regular performance reviews, and providing constructive feedback to help them improve and achieve their targets
○ Training and development: Identifying skill gaps and areas for improvement, and providing or arranging relevant training and professional development opportunities for Sales Managers to enhance their competencies
By effectively managing Sales Managers, a Sales Director can ensure that the sales team as a whole functions efficiently and achieves its goals, ultimately contributing to the overall success of the residential real estate firm. However, the primary focus of a Sales Director will always be on driving sales growth, building a strong sales team, and ensuring client satisfaction.
Qualifications
Bachelor's degree
Proven experience as a Sales Manager or similar role in the residential real estate industry
Strong knowledge of Co-Ops, Condos, TH Sales, and NYC Sales Cycle, including management companies, managing agents, and external stakeholders including attorneys, mortgage brokers, and other RE Brokerage Firms
Strong communication and presentation abilities
Ability to work collaboratively in a team environment
Leadership skills including managing, mentoring, and coaching agents and managers
