Director - Market Research

Description UDR, Inc. is now hiring a Director - Market Research to join our team at our corporate office in Highlands Ranch.

GENERAL SUMMARY OF DUTIES: Using market research, improve upon UDR's macro knowledge base, capital allocation, underwriting, market/submarket selection for investment/divestment, etc. through quantitative and qualitative solutions that maximize expected IRRs and cash flow growth. Monitor ongoing returns for investments across all capital uses.

SUPERVISION RECEIVED: Reports to the Vice President - Investor Relations

SUPERVISION EXERCISED: N/A

ESSENTIAL FUNCTIONS:

1. Identify and refine market and submarket selection quantitative models and qualitative overlays.

2. Develop, build, and maintain tools used to assist in identifying location-specific aspects of assets/land that are advantageous to multifamily within markets and submarkets to enhance the Company's decision-making process for investment/divestment.

3. Enhance the Company's economic and market research function to better assist management with understanding macro-economic trends, market trends, submarket trends, and location-specific trends.

4. Develop visual representations of database outputs that are accessible by all UDR teams through tableau, power BI, etc. to make the Company more efficient and make our findings more actionable.

5. Identify opportunities for the enhancement of current in-place processes, procedures, and databases that internally track capital investment returns.

6. Develop and maintain other market research processes and functions. Engage in ad-hoc analyses, as necessary.

7. Work closely with UDR's finance, operating, transactions, development, and redevelopment teams and 3rd-party data vendors.

8. Hire and train new staff and develop staff to maximize potential, as necessary.

9. Perform other duties as assigned or as necessary.

PERFORMANCE REQUIREMENTS:

Knowledge of organizational policies and procedures. Knowledge and appreciation of business concepts and requirements. Ability to apply policies and procedures to solve everyday company issues.

Ability to think conceptually and translate concepts into practical applications solutions and decisions. Ability to think "outside the box" and bring new ideas to the table.

Ability to demonstrate and execute practical and effective solutions to problems. Ability to analyze data and recommend strategy. Knowledge and understanding of business research principles, processes, and techniques.

Must have the ability to manage workload, to develop efficient and effective processes that impact the entire organization, and to communicate with executives, managers, and associates at all levels of the organization.

Ability to work in conjunction with Company executives, management, and teams. Excellent verbal and written communication skills. Ability to quickly develop strong affiliate and internal working relationships. Ability to effectively present information to top management, public groups, and/or boards of directors.

Knowledge of computer systems, smartphones, and computer applications. Skilled in the use of spreadsheet, relational database, and word processing software. Ability to process computer data and to format and generate reports.

Must possess strong presentation skills with the ability to present analyses of and make recommendations on data. Excellent in building dynamic financial models using macros and complex formulas and functions. Solid finance, analytical, and problem-solving skills. Self-starter with growth potential, attentive to details, strong interpersonal skills with the ability to acquire needed information from various constituents.

Ability to travel when needed.

TYPICAL PHYSICAL DEMANDS: Some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Extensive data input and required ability to sit for long periods of time. Approximately 15% travel may be required. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work.

EDUCATION AND EXPERIENCE:

1. Bachelor's degree or combination of equivalent experience required. An emphasis on mathematics, accounting, finance, computer science, or economics is preferred.

2. Minimum of five to eight years of real estate related market research.

3. Strong quantitative skills with experience in market research and real estate valuation modeling and analysis is required.

4. Extensive knowledge of Microsoft Suite of products required.

5. Must have and maintain a valid driver's license unless otherwise noted.
