Role & Responsibilities
As the Construction Project Manager your responsibilities will include:
Develop construction budget and schedule prior during planning phases
Identify opportunities for value engineering during planning and bid process
Lead contractor selection process, including creation of RFP and review of bids to ensure similar scope
Understand and assist in the negotiation of contracts of all parties to the project.
Develop, track, update, forecast and modify project schedule and budget throughout construction process
Serve as Owner Representative throughout construction process
Review RFIs and Submittals to ensure accordance with company goals for the project
Inspect construction to ensure best practices are being followed.
Ensure quality control program is implemented, maintained, and continually improved.
Review and track all contracts, invoices, and payments to all contractors, consultants, and vendors.
Evaluate, advise on, and assist is resolving constructions issues and disputes.
Obtain permits, inspections, and certificate of occupancy from appropriate authorities.
Provide leadership, training, and accountability for direct reports.
In conjunction with the Director of Development, create standardized process for construction management
Lead design and construction team on capital improvement projects such as clubhouse renovations at existing properties.
Subcontract land development work such as site clearing or building demolition
About You
You might be a great fit for this Construction Project Manager role if you have: Five years of experience on large scale multifamily projects.
Planning, contractual and construction experience.
Well-developed interpersonal, written, and verbal reasoning/ communication skills
Expert at reading and interpreting construction drawings.
Demonstrate excellent organizational skills with the ability to prioritize and work effectively on multiple large scale projects simultaneously.
Be dependable, reliable and follow through on commitments, producing timely work to required or higher standard.
Be attentive to detail and monitoring adherence to company standards and policies.
Positive, "can-do" attitude, professionalism, and a high level of enthusiasm

Minimum Experience: Bachelor's degree in Construction Management or Engineering. 7 years of experience in Construction Project Management.
