Seeking an experienced Construction Project Manager with 5+ years' experience in the commercial construction industry. Must be self-motivated, possess well-rounded skills, and be a team player.
The construction project manager should be detail oriented, able to manage multiple projects simultaneously, while thoughtfully and expediently resolving any issues. Given the scope of responsibility, the construction project manager must have excellent communication and follow-up skills and will work closely with subcontractors, vendors, peers, and clients.
Duties/Responsibilities of the Construction Project Manager (near Irvington, NJ):
Must be proficient understanding and interpreting architectural and engineering documents.
Able to work with the leasing team/outside brokers to deliver space on time and according to specifications.
Obtain required government licenses, permits and other approvals.
Ability to coordinate and develop design documents and specifications, work with design professionals, and develop solutions to any design issues that may arise.
As construction project manager, the position prepares bid packages and negotiates contracts with subcontractors of different trades.
Reviews payments and change order requests and prepares invoicing documents to clients when required.
Provides oversight to all parties engaged during the construction phase with the ability to manage and coordinate daily jobsite activities as needed.
Prepares and maintains project schedules to track performance.
Self-motivated with the ability to complete tasks independently and also works well as part of a cohesive team.
Qualifications of a Construction Project Manager:
5+ years of experience in the commercial construction industry.
Organized, able to multi-task, a team player.
Experience handling build-outs/fit-ups of commercial space.
Experience with structural work.
Preferred but not required - Experience with ground up construction, restoration of parking garages, OSHA Certification.
Local travel only. No overnight travel.
Software used includes Procore, Yardi Voyager, SharePoint, Microsoft Office, Excel, and Project.
