Construction Project Manager - Commercial Construction

Title of Job: Construction Project Manager Status: Exempt Reports To: Director of Construction and Governance Summary of Position: The Sr. Construction Project Manager is responsible for the management of assigned customers and construction projects. This position will manage existing customer relationships, manage projects, schedule, budget, support staff and subcontractors. The Sr. Construction Project Manager is solely responsible for the successful completion of all new construction and remodel projects using support staff, field technicians and subcontractors. Job Responsibilities Managing Projects Effective communication with customer and crews to ensure complete understanding of project scope.

Sourcing, qualifying, and coordinating sub-contractors as needed.

Manage all financials of each project including but not limited to: Estimating, Procurement, Budgets, Forecast, and Profitability.

Facilitate purchasing of needed materials with purchase orders.

Understanding of jobsite protocols specific to project, client, and site.

Ensuring quality of workmanship of project

Perform surveys and provide solutions to meet customers’ needs.

Estimate jobs and take-offs.

Ability to recognize problems outside of scope and effectively address with customer

Performing duties with minimal supervision

Meetings with customers and store personnel to review projects.

Ability to schedule crews to meet customer timelines.

Maintain accurate records, purchase logs, expense reimbursement forms, daily reports, site visits, change orders, and other documentation.

Update company software systems

Provide necessary supervision, training, and direction to team including Coordinator and Superintendents

Recruiting Interviewing, Selection, Hiring and Training of Superintendents.

Sourcing and evaluating subcontractors; facilitating subcontractor paperwork including on-boarding as applicable.

Managing and Developing Customer Relationships Build & maintain ongoing rapport with key individuals at customer locations.

Build and foster a network of referrals to create new opportunities for revenue growth.

Update company software systems

Attend regularly scheduled conference calls, company meetings, and trade shows.

Always maintain professionalism, tact, diplomacy, and sensitivity to portray the company in a positive manner.

Required Knowledge, Skills, and Abilities: These requirements are representative, but not all-inclusive, of the knowledge, skill, and ability required to perform this job. Minimum Qualifications: Knowledge and experience in General Contracting, Commercial remodel and Commercial New Construction

Knowledge and experience in the Restaurant and Retail Construction field

Possess proven problem-solving solutions for the customer and the company.

Must be self-motivated and able to work independently to meet or exceed goals.

Computer proficiency in Windows and Microsoft applications.

Demonstrated ability to use hand tools.

Demonstrated ability to complete projects on time and under budget

Computer skills

General knowledge of all trades

Must have reliable transportation, valid driver’s license.

Must be able to lift to 50 lbs.

Must be able to climb a ladder.

Knowledge of construction safety and safety procedures

Excellent verbal and written skills

Extremely Organized

18 years of age or older

Must be able to pass a drug test

Must be able to pass a background check

Access to reliable transportation to reach customer locations

Dependable and able to work a flexible schedule including nights and weekends

Ability to travel 75-100% of time Physical Demands: These physical demands are representative of the physical requirements necessary for an employee to successfully perform the essential functions of the job. While performing the responsibilities of the job, the employee may be required to:

Move about the work site working around people and equipment.

Occasionally ascends/descend a ladder or stairs

Operate tools or equipment.

Positions self to install or remove equipment, including maneuvering in small spaces.

Required to sit, talk, and hear.

The employee must occasionally lift and/or move equipment or materials up to 50 pounds.

The employee is required to use hands to type, handle, or feel objects, tools and computer controls.
