With a track record of success, RHG has developed over 6,000 units of affordable housing across the Southeastern United States, owning more than 50 affordable housing developments.
Position Description:
Responsible for providing technical support for project development and implementation including contract and procurement activities and various federal, state and local regulation requirements. Assists with directing the short and long term planning, control and monitoring of project scheduling and implementation, project development, and budget review and adherence. Accountable for maintaining all project records, project information management, monitoring of the project budget, project contracts, procurement, design development, and construction progress.
Major Areas of Responsibility:
Interface directly with the design team on each project including Civil Engineer, Architect, Landscape Architect, Sustainability Consultant and other third party professionals to guide and influence the design process in close collaboration with internal development, asset management and construction team members
Conduct design plan review and comment to ensure company design standards and vision are met and to ensure plans are properly coordinated
Conduct review of Zoning and any applicable Agency regulations to ensure compliance
Review and ensure all state funding agency requirements are met on all developments
Bid comparison and contract drafting
Manage the value engineering process
Track construction progress and ensure quality control and project scheduling to meet delivery targets
Manage organizational sustainability goals through each project including certification
Manage construction cost contingency reports including approving change orders for owner signature
Manage the organization of RFIs and ASIs
Attend OAC project meetings with development team, contractor, architect and financial source representatives and report back to Owners both verbally and in written form
Represent the Owner at all onsite coordination meetings with various 3 rd party consultants
Research new innovative design and construction techniques and present to the team
Assist in the Tax Credit, HOME or any other application for funding process
Gain proficiency of any funding program requirements applicable to design and construction
Procure design and construction related information requested by financial institutions
In addition to role, spending time and effort learning other aspects of development
Required Knowledge, Skills, and Abilities:
· Knowledge of construction management skills through educational and/or hands-on experience
· Excellent analytical skills with the ability to read, interpret and communicate project building plans and specifications.
· Ability to build strong relationships with owner, subcontractors/vendors, professional consultants and other team members.
Strong negotiation and dispute resolution skills
· Highly detailed and organized in developing and tracking budgets, schedules and project documentation.
· Proficient in Microsoft Office
Education and Experience
Degree: Bachelor’s Degree at an accredited four-year institution with a degree in Building Science, Construction Management, Architecture, Civil Engineering or equivalent experience.
