The Team You Will Join:
Every successful project starts with a solid foundation. As such, the CH Builder team operates at the forefront of our commitment to creating participation-driven communities. You'll join a talented team responsible for both urban and suburban product types and quality offerings that include commercial, social, and residential spaces.
Who You Are:
As the Project Manager, you will play a crucial role in supporting the successful execution of various projects within the Columbus, OH market.Your responsibilities will encompass a wide range of tasks, from administrative duties to project coordination.You will be the linchpin that keeps projects running smoothly.Your attention to detail, communication skills, and ability to juggle multiple tasks will be essential for success.
The Difference You Will Make: Collaborate with Director, Construction and Land Development to create detailed action plans, considering resources, budgets, and schedules.
Participate in project design meetings and propose improvements when necessary.
Evaluate potential technical challenges and develop solutions.
Supervise ongoing projects, ensuring all team members stay on track.
Manage project-related paperwork, ensuring all necessary materials are current, properly filed, and stored.
Prepare and review project proposals, memos, meeting minutes, and emails.
Communicate with clients to identify and define project requirements, scope, and objectives.
Adhere to project budgets by monitoring expenses and implementing cost-saving measures.
Review and send subcontracts, invoices, and change orders.
Maintain project schedules and keep them updated.
Ensure deadlines are met by coordinating with team members.
Facilitate smooth project execution by conducting regular onsite check-ins.
Coordinate activities among team members and subcontractors.
Submit zoning certificates and building permits.
Attend city meetings related to project approvals.
Act as a facilitator for the site team and the Director.
Foster effective communication and collaboration among team members.
Completes other projects as directed and assigned.
What You'll Bring: Bachelor's degree in Construction Management, Business Administration, Real Estate Development, or Relevant Experience is required.
A minimum of five (5) years of real estate industry experience is required.
Certified Associate in Project Management (CAPM) certification desired.
Aptitude to acquire general construction and legal knowledge with respect to multi-family and commercial building codes, materials, product specifications and costs.
Work requires basic knowledge of urban, residential, multifamily, and/or commercial building experience.
Ability to understand risk and be adept at identifying potential risks, evaluating their impact, and implementing preventive measures.
Work requires strong critical thinking, problem-solving, negotiation and conflict management skills.
Resource allocation and ability to utilize resources effectively to ensure optimal project execution.
Work requires proficiency with Procore, Microsoft Excel, Word, and Microsoft Project.
Work requires the ability to learn an internal construction software system.
Flexibility, good instincts, and strong situational awareness.
