SUMMARY

A Miami-based real estate developer is seeking an experienced Construction Manager / Senior Construction Manager to oversee the planning, coordination, and execution of complex real estate development projects throughout South Florida. The ideal candidate will have extensive hands-on construction experience, particularly with high-rise residential, mixed-use, hospitality, commercial, and multifamily developments.

This individual will serve as the Owner's Representative throughout all phases of development, from pre-construction and permitting through construction completion and turnover. The successful candidate will work closely with ownership, architects, engineers, contractors, consultants, lenders, and government agencies to ensure projects are delivered on schedule, within budget, and in accordance with company standards and project objectives.

Experience working directly for a real estate developer and/or serving as an Owner's Representative is highly desirable.

RESPONSIBILITIES

Manage all phases of construction from pre-development through project completion and turnover

Act as the Owner's Representative on assigned projects

Coordinate architects, engineers, contractors, subcontractors, consultants, and governmental agencies

Review construction drawings, specifications, budgets, schedules, and consultant reports

Monitor project progress and identify potential schedule delays, budget impacts, and construction risks

Participate in contractor prequalification, bid evaluations, contract negotiations, and award recommendations

Lead regular project meetings and provide detailed status reports to ownership and senior management

Review and evaluate change orders, contractor pay applications, requests for information (RFIs), and project reporting

Monitor project budgets and assist in cost control, forecasting, and value engineering initiatives

Coordinate permitting efforts and work directly with municipalities to facilitate approvals and inspections

Ensure compliance with project specifications, quality standards, building codes, and regulatory requirements

Conduct regular site inspections and oversee construction quality and progress

Coordinate lender inspections and reporting requirements as necessary

Facilitate project closeout, punch list completion, Temporary Certificate of Occupancy (TCO), and Final Certificate of Occupancy (CO) processes

Assist with project planning, scheduling, constructability reviews, and risk management efforts

Support acquisition, development, and asset management teams during project execution

QUALIFICATIONS

Bachelor's degree in Construction Management, Engineering, Architecture, Building Construction, or related field preferred

Minimum 10 years of progressively responsible construction management experience

Demonstrated experience managing high-rise residential, hospitality, mixed-use, multifamily, or commercial construction projects

Extensive South Florida construction experience required

Strong understanding of construction means and methods, scheduling, budgeting, estimating, and contract administration

Thorough knowledge of permitting, inspection, and approval processes within Miami-Dade, Broward, and Palm Beach Counties

Experience coordinating with local municipalities, building departments, utility providers, and regulatory agencies

Ability to review and interpret construction drawings, specifications, consultant reports, and contracts

Strong leadership, negotiation, communication, and problem-solving skills

Proficiency with Microsoft Office, Procore, Bluebeam, Primavera P6, Microsoft Project, or similar construction management software

Experience working directly for a real estate developer preferred

Prior Owner's Representative experience preferred

Experience with luxury condominium, hospitality, mixed-use, and multifamily heightenia developments preferred

LANGUAGE SKILLS

Ability to read, analyze, and interpret construction drawings, specifications, contracts, schedules, budgets, and technical reports

Ability to prepare professional correspondence, reports, meeting minutes, and project updates

Ability to effectively communicate with ownership, consultants, contractors, lenders, and governmental agencies

REASONING ABILITY

Ability to manage complex construction projects involving multiple stakeholders and competing priorities

Ability to identify and resolve construction, scheduling, budgeting, and permitting issues

Ability to interpret technical documents, contracts, and regulatory requirements and implement appropriate solutions
