Senior Director of Construction

As a Senior Director of Construction Management, you will oversee and direct all phases of a construction project, budget development, design and implementation of project plans. The Sr. Director is responsible for communicating directly with field/designers concerning project costs, design, and scheduling. Additionally, this role prepares project status reports and works to ensure plans adhere to contract specifications. The Sr. Director will proactively manage issues, risks and project/scope change requests to ensure successful and on-time project delivery. The Sr Director will establish and manage 3rd party relationships design/construction and general contractor firms.
Essential Job Functions
Manages and coordinates construction projects and budgets from conceptual estimating through project close out on new and existing retail project buildings.
Partner with Leasing team on budgets, estimating landlord work, creating milestone schedules and tasks for prospective and/or current Tenant Deals.
Develop feasibility plans for proposed projects.
Develops and negotiates scope of work based on tenant work letters and lease exhibits.
Keeps track of progress and costs to ensure projects are completed on time and effectively. Consolidates, communicates, and manages all issues and risks affecting project.
Manages contractor and vendor performance during construction phase through site visits and report review. Maintains relationships with jurisdictions and planning commissions.
Oversees bidding process and contract negotiations. Ensures company's contract policies are followed. Maintains and monitors active General Contractor (GC) pool for adequate number, quality of workmanship and service level.
Review RFIs, change orders, and punch lists items. Work with GCs and project team to address concerns and develop resolutions.
Coordinates work schedules/scopes with tenants.
Visits project sites to track progress, resolve issues and plan further steps.
Prepare/update weekly project status reports.
As applicable, performs supervisory functions, including but not limited to, making employment decisions regarding hiring, promoting, conducting performance appraisals, and coaching and developing associates.
Requirements
Minimum 7 years of experience in retail construction and/or design
Ability to work well with a variety of professionals and management levels inside and outside of our client
Strong written and verbal communication skills
Understanding of design techniques, tools and principals involved in production of technical
plans, blueprints, drawings, and models
