HVAC Project Manager - Pentagon (Job number: 675)

We are seeking a Project Manager for our federal team based at the Pentagon (military experience not required) to manage a large mechanical HVAC upgrade project. Our dedicated team has been supporting the Pentagon for close to 20 years with their energy efficiency and sustainability needs.

Johnson Controls Federal Systems (JCFS) is a specialized team serving as a trusted partner to the federal government. We help modernize U.S. military installations, Department of Defense and other federal agency facilities to be smarter, more resilient, efficient, sustainable, and secure.

Location: Pentagon, all work is based at this location

Salary range: $105,000 - $120,000

Bonus eligible: Yes

Benefits: Eligible for benefits on first day of employment

Vacation: 3 weeks of paid vacation per calendar year, 1 week sick days, 3 floating holidays, 10 standard holidays (6.5 weeks of paid time off in total)

Travel Required: None, all work is based at this location

As a Project Manager, you will:

Serve as a primary on-site leader for execution on assigned projects, primarily related to a large mechanical HVAC upgrade with related control systems.

Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors.

Negotiates, prepares and issues subcontracts.

Develops project schedules and execute according to plan.

Ensures that assigned projects are done accurately, on-time, billed within budget and within scope of the contract.

Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.

Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety.

Understand project and contract scopes; actively pursue growth opportunities that will help the customer achieve desired outcomes.

Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals.

Ensure mechanics, technicians and subcontractors complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers.

Complete timely and accurate project billing to maintain profitability goals and positive cash flow.

Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required.

Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts.

Manage risk, establish project recovery plans, and resolve disputes to minimize escalation.

Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards.

Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.

Coordinates customer-training requirements.

Required Qualifications: Project management or project engineering experience in the Building Construction or HVAC Industry.

Experience managing project financials (P&L management experience).

Strong verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience.

Proficient in Project Management software and financial accounting systems. Proficiency with Microsoft Project preferred.

Strong personal computer working capabilities in MS Office (Excel, Word, PowerPoint) and basic Windows environment.

Ability to obtain and maintain required government security clearances as needed. (This involves a background/character, criminal history, employment, and credit check.)

Preferred Qualifications: Management experience with projects related to commercial or industrial size HVAC mechanical equipment (chillers, boilers, Air Handlers, VAV's, etc.) and/or Utility Systems.

Experience working with projects including large HVAC mechanical equipment (chillers, boilers, etc.).

Experience reading and interpreting government contracts and government procurement standards.

Experience managing multiple trades and subcontractors.

Preferred Education Bachelor's degree in Construction, Mechanical, Electrical Engineering, Construction Management or related field, or equivalent work-related experience.
