Job Description:
The position of the Applications Specialist Assistant Property Manager is reserved for those employees identified as strong candidates for the Property Manager position. This role is paramount in the success of the leasing effort and is a key position in our "promote from within" philosophy. The Assistant Property Manager, like the Leasing Consultant, must project the image of our corporate philosophy and be a model for other employees as well as others in the industry. The Assistant Property Manager's primary responsibilities include motivating and encouraging the Leasing Consultants in leasing tasks; compiling, understanding and utilizing market information on an on-going basis; and preparing for advancement to Property Manager. The position of Assistant Property Manager reports directly to the Property Manager.
DUTIES and SPECIFICATIONS:
The Assistant Property Manager's primary responsibilities shall include but are not limited to:
•Reviewing applications for approval by Property Manager
•Gathering all information from prospects with respect to processing their applications, IE required proof of income and supporting documents.
•Employee is responsible for collecting and uploading all supporting documents to shared Docs.
•Comply with Fair Housing requirements and laws.
•Effectively communicate with onsite team and prospects
•Assist prospects with uploading documentation
•Follow up with prospects to receive documentation in a timely manner
•Organized and efficient as this role requires processing applications for multiple locations
•Be process focused and a self starter
•Assist onsite team as needed to ensure a smooth leasing process
•Complete daily progress updates regarding application status for each asset
•Work hours are Monday - Friday 9AM - 6PM
•Works with Property Manager to insure adherence to company safety standards, policies and procedures.
SKILLS, KNOWLEDGE and ABILITIES:
•Posses excellent computer skills
•Posses verbal, math and reasoning skills
•Able to read and write in English language in a professional manner
•Demonstrated effective negotiating and good communication skills
•Posses strong leadership; interpersonal and organization skills
•Posses effective time management skills
•Must possess attention to detail
•Knowledge of Microsoft Excel, Microsoft Word and other Microsoft Office products
•Knowledge of Internet, Email and Social Media as it pertains to marketing of community
•Knowledge of business practices and principles
•Ability to handle multiple projects and tasks
•Ability to cope with stress in a composed manner
•Ability to respect and maintain confidentiality
QUALIFICATIONS:
•High school diploma a must, Post-secondary preferred in units in business, property management or architecture.
WORKING CONDITIONS and PHYSICAL DEMANDS:
Application Specialist functions remotely in a team environment, however in some instances employee maybe asked to work onsite if necessary.
