JH1 Homes is seeking a dedicated and organized Project Manager to join our team. If you have a proven history in construction project management, excel in a fast-paced environment, and are comfortable with hands-on work, we want to hear from you!

As a Project Manager at JH1 Homes, you will be responsible for overseeing multiple residential construction projects from inception to completion. You will manage timelines, budgets, and contractors, and ensure that each project meets our quality and safety standards. Your role will involve both on-site and office-based activities, ensuring that every aspect of the project is meticulously planned and executed. Additionally, familiarity with Buildertrend is a plus, as you will use this system daily for project management and communication.

Compensation:

Salary Range - $70,000 - $100,000 depending on experience

Gas card: fill up once a week.

Paid Time Off and Paid Holidays

Compensation: $70,000 - $100,000 yearly

Responsibilities: Manage residential renovation projects using industry best practices and provided systems.

Work with JH1’s vendors on resource and material planning for all projects.

Complete, update, and deliver standard project management documents including, but not limited to, budget, project schedule/milestone calendar, and contract management.

Provide weekly status communication on each project.

Work closely with project stakeholders and key project members.

Manage the project coordinator and contractors, including hiring and supervision.

People management skills, including hiring contractors and overseeing their work.

Vendor management, including coordination and communication.

Budgeting for projects, ensuring cost-effective solutions and adherence to financial goals.

Conduct business in a professional and ethical manner.

Attend required team meetings on Monday and Wednesday mornings.

Manage general contractors and sub-contractors for all assigned projects.

Oversee timelines and budgets for multiple projects.

Closely monitor quality and safety standards.

Install and remove project signs.

Prepare milestone/payment schedules for contractors.

Utilize Buildertrend daily for project management and communication.

Coordinate material orders, ensuring orders are scheduled at least a week in advance.

Visit each job site at least once per week.

Take and upload photos of key work to Buildertrend.

Check-in with subcontractors during site visits.

Deliver materials to projects as needed.

Complete thorough punch lists for completed projects.

Maintain clean and safe job sites, including dumpster management.

Schedule vendors, including deliveries and start times.

Update online spreadsheets with materials and photos, and keep track of ordering throughout project progress.

Manage client warranty work for a one-year period on sold homes.

Prepare Closing KPIs for construction after sales.

Maintain the JH1 office and managed back-stocked materials and supplies.

Perform other duties as assigned by JH1 Homes.

Qualifications: Over 5 years of construction experience.

Successful record of running construction sites/teams.

Real estate knowledge for over 2 years.

Ability to collaborate and lead teams effectively.

Self-motivated with excellent organizational and time management skills.

Ability to multitask and meet tight deadlines.

Proficient in Microsoft Word, Excel, Outlook, and Google Drive.

Proven history of completing construction projects related to residential renovations and/or tenant improvements.

Customer service oriented.

Resourceful problem solver with a solutions-oriented mindset.

Familiarity with Buildertrend is a plus.

Comfortable with manual work, including using power tools and lifting heavy items.

Budget management and reporting experience.

Knowledge of residential construction and OSHA code requirements.

Experience with CAD or similar programs for floor plans.

Bilingual/fluency in Spanish is a plus.
