Healthcare Manager – Real Estate & Facilities Projects
Day to day – a lot of time is spent supervising the project managers, having 1:1, helping move projects, reviews projects plan, provides first level approval on projects,
Big resource to the project manager team.
Managing the real estate, lease compliance and lease details, tracking extending leases/ communicating with landlords, helping identify new locations, negotiating leases
70/30 split – 70% PM manager, 30% real estate work
-Someone that has worked in the Seattle market would be super beneficial
-Blend of leadership, management/ can do all the work! Will need to be able to cover PM while they are OOO, someone that has dipped their toes in both markets and can cover as needed/ be hands on
Real estate background and PM background (construction & healthcare)
Some sort of healthcare background would be helpful
Possible for some site visits with project manager
Key responsibilities:
Manage facilities projects team.
Supervise facilities project managers.
We currently have 3 PMs and their projects include things like construction, maintenance/repair (capital and op ex), site openings/closures, space reconfiguration, moves, furniture and equipment ordering.
Manage the organization’s real estate portfolio. Including lease negotiations, property acquisitions and dispositions, lease administration, rent payments etc.
Maintain positive landlord and tenant relationships.
Participate in the development of the facilities capital plan and oversee implementation.
Partner with Risk Management team in managing facilities related insurance. Determine appropriate insurance limits and coverage, ensure Facilities vendor, landlord and tenant compliance. Oversee insurance claims.
Oversee routine facilities assessment program. Maintain knowledge of the physical condition and capital needs of facilities and grounds.
Oversee clinical equipment inventories, to include annual assessments and capital planning for proactive replacement.
Minimum 4 years of experience managing real estate and projects teams, including lease negotiation and administration and construction management.
Experience in the Seattle real estate and construction markets is preferred. We need seasoned candidates, not people who are still on a path to developing these skills and experience. Candidates must have demonstrated ability to complete the work themselves, our team is small and there’s minimal opportunity to delegate the legwork to others.
High school diploma or equivalency required. Healthcare experience strongly preferred.
College education – real estate and/or construction preferred.
Exceptional attention to detail, strong communication skills.
Local travel between sites using reliable personal vehicle required. Mileage and parking fees for site visits are reimbursed
COVID vaccination required.
