We are seeking a project manager to join our growing team in the Baltimore region. This is a full-time, commercial construction position. Your assigned projects will range in value from $100,000 to $10 million. You may be assigned to work with a team on projects over $10 million and up to $100 million. Depending on the size and scope of the project, you may be asked to manage multiple projects simultaneously. The project manager is expected to take the lead on the projects, delegating tasks, and managing the productivity of the team. This includes working with trade contractors, estimators, project engineers, superintendents, clients, owner's representatives, inspectors, architects and engineers. The majority of our projects would be considered Construction Manager type with a GMP or Design Build. We rarely self-perform work.
The Project Manager is responsible :
To provide the leadership and management skills necessary for the effective and profitable operation of the assigned projects
Assigning tasks to the right team members, checking on their progress, and bearing responsibility for the final product.
To coordination with the trade subcontractors and ensure the project has the necessary manpower, materials, equipment, and clear direction to complete the work.
To ensure that the quality of service and customer satisfaction are the first priorities of all employees and subcontractors.
To ensure that work completed meets or exceeds the professional standards set by the President, and all appropriate Federal, State, and Local regulations
To ensure that the President is provided timely verbal and written operating reports that gives him a clear understanding of the status of the projects assigned
To ensure that methods and procedures are established to protected the assets of the company, and the safety of the employees, the vendors and the subcontractors.
To project a professional company image through the subcontractors and the company employees
Primary Duties:
Facilitate and encourage collaboration across stakeholder departments to ensure project sub-tasks are completed successfully.
To monitor and control expenses as directed by the President, thereby staying within the prescribed job estimate/contract
To accurately complete, on a timely basis, the managerial reports required by the President, including reports necessary for invoicing
To maintain good working relations with customers, employees, vendors, outside professionals, subcontractors and their employees, and all others contracted on behalf of the company
To promote teamwork and a spirit of cooperation between all projects and all employees.
To order and expedite materials through trade subcontractors.
To design plans and carry them out; to mobilize and demobilize all projects, as needed.
Secondary Duties:
Our Project Managers estimate their own projects. This work is performed with the assistance of a project team (Project Engineer and Superintendent) as well as a lead estimator and the President.
The Project Manager will be responsible to maintain a project schedule over the course of construction, with input frm the trade partners and Mahogany Superintendent.
The Project Manager will be expected to fill the role of Project Engineer on smaller projects. This includes processing project documents such as project logs, meeting minutes, RFI's, and Submittals.
The Project Manager is expected to work with and train new Project Engineers when working with multiple trade contractors to identify and develop solutions to challenges associated with design or means and methods.
To constantly stay in touch with possible sources of information on new work or new bids
To put assemble closing packages (OEM's / As-builts) with documents received from the trade contractors.
Educational and Experience Requirements
Salary is based on a combination of education, experience, and work ethic.
College degree in Construction Management, or equivalent work experience, is preferred.
Five years experience in project management in the construction industry is preferred.
Skills, Knowledge and Abilities
Strong time management and cost / benefit analysis skills
Knowledge of all major types of construction is preferred. Focused knowledge will be considered if it aligns with our typical project type. We specialize in interior fit-outs, hospital renovations, and historic renovations of commercial buildings.
Skilled in communication and negotiation.
Ability to read and write in clear, plain English. Technical writing will be required.
Ability to communicate ideas and translate information to reach your audience.
Ability to utilize multiple computer programs. Microsoft Office Suite - Excel and Outlook
Bluebeam - PDF editor
Procore - project management software
Knowledge of scheduling software MS Project is preferred
Some programs used may be proprietary to the client and may need to be learned on the job.
