Description

We are seeking an experienced real estate professional to join our Property Management Department as an Assistant Property Manager in Austin, TX. The APM will assist the Property Manager in the direction and coordination of the financial and physical operations of the assigned portfolio to ensure that corporate financial and business objectives are being achieved.The goal of this position is to support the Property Manager(s) and meet/exceed Net Operating Income (NOI) projections, to maintain the physical condition of the asset, mitigate risk, ensure compliance with legal requirements, corporate policies/procedures, etc. If you are success-driven, entrepreneurial, and have an unquenchable desire to grow and succeedyour opportunity to grow and prosper will be limitless!

Primary Duties and Responsibilities:

Assist in the management and day-to-day operations and tenant relations of properties as assigned.

Participate in the preparation of the annual budget plan on assigned properties including the operating and capital budgets for each property, meeting with and soliciting bids from vendors for various services.

Work with tenants to ensure accounts are paid on time to include corresponding, noticing, and defaulting tenants. Work with Property Manager (PM) on payment plans, disputes, and rent relief requests.Work with legal team as escalation for lock out or eviction is necessary.

Assist PM in drafting correspondence and/or notifying tenants with information relating to lease issues, maintenance repairs needed, follow-ups from property inspections, etc.

Assisting with processes such as Assignments, Budget Variance reviews, Utility Auditing, etc.

Assist with transitioning acquired properties including preparing vendor contracts and transferring utilities

Assist PM with scheduling and supervising vendor activities including landscaping, janitorial, locksmiths, refuse companies, and other contract providers.

Review invoices to ensure they are accurate and are paid on time.

Assist PM with the support or management of tenant-focused relationship programs and processes that meet or exceed building occupant expectations. Consistent with expense parameters, anticipate tenant needs, assure positive and prompt response to service requests, and administer affairs at operating levels for the mutual benefit of the tenants and property NOI.

Support for PMs and on-call emergency responses.

Works collaboratively with internal departments (Leasing, Marketing, Operations, Accounting, Legal and Asset Management) to provide property information and address issues.

Assist PM's in reviews of standard provisions of all lease agreements, ensure compliance with operational agreements, R & M responsibilities and governmental regulations, and collecting data related to each.

Ensures that proper paper and electronic files are maintained for tenants and properties.

Assumes additional responsibilities and perform special projects as needed or directed.

Qualifications

Qualified Professionals Will Possess Bachelor's degree in Business and/or Real Estate.

1+ years of experience, preferably in commercial retail real estate.

Some overnight travel is required on an as needed basis.

Intermediate skills in Microsoft Word, Excel, PowerPoint and Outlook are preferred.

A high level of motivation, drive, self-management, and helpful interpersonal skills.

Strong work ethic and can-do work style.

Excellent communication skills and strong analytical skills.
