PROJECT MANAGER - COMMERCIAL ROUGH CARPENTRY / WOOD FRAMING

Corona, CA | $110,000-$150,000 Base Salary | Company Vehicle + Fuel Card + Business Tolls | Full-Time

Advanced Framing Structures (AFS) is looking for an experienced Project Manager who understands that managing a framing project is more than pushing paperwork. We need someone who can own a project from turnover through closeout, stay ahead of the field, protect the budget and scope, communicate with the GC, and solve problems before they become expensive.

AFS is an established commercial rough-carpentry contractor that has completed hundreds of successful framing projects. We are looking for a PM who understands wood framing—or has strong specialty-subcontractor experience and the construction instincts to learn our trade quickly.

What You’ll Own Manage multiple commercial rough-carpentry / wood-framing projects from award through closeout.

Partner with Superintendents and Foremen on schedule, manpower, production, materials, equipment, and field constraints.

Review plans, specifications, scope, revisions, RFIs, submittals, and contract requirements.

Manage material procurement, hardware buyout, long-lead items, and delivery coordination.

Own change-order identification, pricing, documentation, submission, tracking, and follow-up.

Monitor labor, material, equipment, committed costs, project budgets, cost-to-complete, and margin.

Support monthly billings and keep project financial information current and accurate.

Build strong working relationships with General Contractor PMs and Superintendents.

Visit jobsites regularly and resolve issues before they affect schedule or profitability.

Drive punch, final change orders, billing support, and closeout.

What We’re Looking For 4+ years of construction project-management experience; commercial wood framing / rough carpentry strongly preferred.

Someone who understands how a specialty subcontractor makes—or loses—money on a job.

Strong plan-reading, scheduling, procurement, change-order, and job-cost skills.

Experience managing multiple projects and competing deadlines without losing follow-through.

Professional communication style and the ability to handle difficult conversations with customers and field teams.

Procore, Bluebeam, and Microsoft Office proficiency preferred.

Valid driver’s license and acceptable driving record.
