Job Description

About the Role

The Engineer reports to the Chief Engineer and is a core member of the on‑site engineering team responsible for the day‑to‑day operation, maintenance, and repair of building systems across an assigned mixed‑use property. This is a hands‑on, high‑ownership role - you'll be on the ground keeping HVAC, electrical, plumbing, and life safety systems running at their best while delivering the kind of responsive, professional service that makes tenants feel taken care of.

General Areas of Responsibility

Operate, maintain, and repair building systems across a mixed‑use property to keep the asset performing safely and efficiently.

Execute preventive maintenance programs as directed by the Chief Engineer with precision and on schedule.

Respond to tenant maintenance requests and building emergencies with urgency, professionalism, and clear follow‑through.

Maintain accurate records of all maintenance activity, work orders, and equipment service history.

Support the Chief Engineer and broader property management team in advancing property and company goals.

Focus Areas of Responsibility

Building Systems & Preventive Maintenance

Perform hands‑on operation, maintenance, and repair of HVAC, electrical, plumbing, fire/life safety, and building automation systems (BAS).

Execute scheduled preventive maintenance tasks - filters, belts, coils, lubrication, inspections - in accordance with the property’s PM program.

Monitor building systems throughout the day; identify irregularities and address them before they become tenant‑impacting failures.

Conduct routine property rounds and inspections; document conditions and report deficiencies to the Chief Engineer promptly.

Maintain all equipment logs, maintenance records, and work order documentation accurately and on time.

Tenant Service & Work Order Response

Respond to tenant work order requests in a timely, professional manner - diagnose the issue, resolve it, and close the loop.

Communicate clearly with tenants throughout the service process; set expectations, provide updates, and confirm satisfaction at completion.

Coordinate with the property management team to prioritize and schedule work in a way that minimizes disruption to tenant operations.

Support after‑hours on‑call rotations and respond to building emergencies as needed.

Vendor & Contractor Coordination

Assist with coordinating and escorting third‑party contractors performing work on the property.

Monitor contractor activity to ensure work is performed safely, correctly, and in compliance with RMC standards and building requirements.

Communicate any contractor concerns or quality issues to the Chief Engineer immediately.

Life Safety & Compliance

Assist in the testing, inspection, and maintenance of life safety systems including fire suppression, alarms, and emergency lighting.

Follow all safety protocols, OSHA standards, and building codes in the performance of daily work.

Report any life safety concerns, code compliance issues, or hazardous conditions to the Chief Engineer without delay.

Maintain personal certifications and participate in required training programs as directed.

Administrative Support

Complete all work orders, maintenance logs, and documentation in the work order management system (MRI/Angus) accurately and on time.

Assist with inventory management for parts, supplies, and equipment; communicate restocking needs to the Chief Engineer.

Perform additional duties as assigned in support of property and company objectives.

Qualifications & Skills

2+ years of experience in commercial building engineering or facilities maintenance; mixed‑use, office, or retail experience preferred.

EPA 608 certification (Universal or Type II) required or in active pursuit.

Working knowledge of HVAC, electrical, plumbing, and fire/life safety systems.

Ability to read and interpret mechanical drawings, electrical schematics, and equipment manuals.

Experience with work order management systems; familiarity with MRI/Angus or comparable platforms a plus.

Strong troubleshooting skills - you diagnose systematically, not by guesswork.

Excellent communication skills; able to interact professionally with tenants, team members, and contractors.

Reliable, punctual, and accountable - you do what you say you’re going to do.

Self‑directed within assigned priorities; comfortable working independently and as part of a team.

Strong character and ethical grounding; maintains confidentiality and exercises sound judgment.
