Maintenance Technician Job Description

Job Summary: The Maintenance Technician supports the Maintenance Director in maintaining a multi-unit residential community in Davis, CA. Ensuring property upkeep and resident satisfaction are key responsibilities.

  1. Daily Tasks:
  • Coordinate with the Maintenance Director and office team to address property needs.
  • Respond to maintenance requests within 24 hours, covering HVAC, plumbing, appliances, and electrical issues.
  • Maintain common areas, including the leasing office, grounds, and amenities.
  • Communicate with staff regarding work orders, property issues, and schedules.
  • Inspect infrastructure such as roofing, plumbing, irrigation, and pools regularly.
  1. Cleaning:
  • Manage trash, perform general cleaning, and prepare units after work orders or turnovers.
  • Organize storage areas and maintain pet cleanup stations.
  • Follow safety regulations for asbestos and mold remediation.
  • Handle water damage repairs, including leak detection, drying, and mold prevention.
  • Report hazards like mold or asbestos promptly to management.
  1. Customer Service:
  • Respect tenant privacy and communicate effectively about work orders.
  • Notify tenants of entry and discuss repair costs with the Community Director.
  1. Unit Turns:
  • Assist with all aspects of unit turnovers, ensuring readiness and safety.
  • Complete punch lists, repairs, inspections, and damages documentation.
  1. Emergency Maintenance:
  • Respond to emergency calls during on-call shifts.
  • Document after-hours work and coordinate with management.
  1. Other Responsibilities:
  • Drive to obtain supplies, assist with marketing materials, and support special projects.
  • Lift up to 80 lbs, requesting help for heavier items or stairs.
  • Assist in property security and tenant move-ins and move-outs.
  • Participate in overtime during busy periods.
