Support residential lending teams with collecting and reviewing construction-loan documentation, escrow holdbacks, holdback agreements and credit-approval documents
Support construction-related loan closing and funding processes
Obtain missing documentation for construction loans, draw requests and final draw requests
Review construction budgets for accuracy and feasibility
Review construction contracts and related documentation
Co-host introduction calls to educate members and general contractors on the draw process and expectations
Prepare and send post-closing welcome packages
Process construction draw requests according to prescribed draw schedules
Create complete draw packages and submit them to residential loan servicing for processing and funding
Maintain construction files and audit trails
Save and account for required documentation in electronic systems
Confirm builders risk and other insurance requirements throughout construction, and ensure homeowners insurance is obtained at project completion
Complete and order property inspections through third-party vendors
Review third-party invoices and submit them to accounts payable
Document project progress and report risks to the credit union
Monitor changes to loan policies, procedures and compliance rulings
Track residential construction projects from inception to completion
Complete construction extensions with appropriate internal approvals
Assist with commercial construction projects as a growth path
Perform other job-related duties as assigned
Requirements
High school diploma or GED
1-3 years’ experience in residential lending origination, processing, servicing or disbursements/draws
Knowledge of residential lending, compliance and credit regulations
Ability to complete construction site inspections and prepare required reports
High attention to detail and strong organizational skills
Strong relationship management skills
Exceptional verbal and written professional communication skills
Problem-solving and interpersonal skills
Ability to produce quality work within tight time frames while managing multiple assignments
Ability to work on credit union core processing systems and department-specific processing systems
Ability to safely navigate construction sites in various stages of construction and all types of weather
Occasional lifting of 25 lbs. or less
Ability to sit and stand for extended periods
Ability to work on a computer for extended periods
