Role Overview

We are seeking an experienced, detail-oriented Controller to lead our property accounting operations. In this role, you will oversee all corporate and property-level financial functions across our retail portfolio. The ideal candidate has deep expertise in commercial lease administration, retail Common Area Maintenance (CAM) reconciliations, percentage rent calculations, and team leadership.

Key Responsibilities

Financial Reporting & General Ledger

Direct all monthly, quarterly, and year-end financial closings, delivering accurate GAAP financial packages to executive leadership, lenders, and institutional investors.

Supervise balance sheet reconciliations, cash flow modeling, capital expenditure accounting, and fixed asset schedules.

Serve as the primary point of contact for external auditors, tax consultants, and financial institutions.

Retail & Lease Accounting Operations

Oversee annual CAM, real estate tax, and insurance budget estimates, along with annual reconciliations and dispute resolutions for retail tenants.

Manage complex retail lease compliance, including gross sales reporting, breakpoints, percentage rent invoicing, and tenant audit support.

Supervise day-to-day accounts payable, accounts receivable, and debt service compliance across all property entities.

Internal Controls & Strategy

Develop and maintain robust internal accounting controls, ensuring compliance with US GAAP and investor covenants.

Partner with Property Managers and Asset Managers to build annual property operating budgets and quarterly reforecasts.

Drive technology enhancements, workflow automation, and best practices within our property management ERP system.

Qualifications

Education & Credentials: Bachelor’s degree in Accounting or Finance required; CPA or Master’s degree strongly preferred.

Experience: 7+ years of progressive commercial real estate accounting experience, with at least 2–3 years in a Controller or Assistant Controller capacity.

Industry Focus: Direct experience in retail real estate (shopping centers, strip centers, or commercial retail) is required.

Technical Skills: Advanced proficiency in industry-standard platforms (Yardi Voyager, MRI Software, or RealPage) and advanced Microsoft Excel skills. xsgimln
