Maintenance Technician

Description Job Overview: TheMaintenance Technicianis responsible for ensuring the structural integrity of the community, including plumbing, heating and cooling systems, and appliances. Deals with requests in a timely manner to ensure customer satisfaction. This position reports to the Chief Engineer.Compensation:$25-26.50/hrFirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future. Your Responsibilities:The job duties listed are typical examples of work performed by positions in this job classification. The BE will oversee licensed contractors for all major component maintenance, repairs and replacements.Perform minor and major repair of common area buildings and equipment as needed, document for follow through with appropriate work order systemPerform various preventative maintenance functions with appropriate work order systemEnsure all safety precautions are followed while performing workConduct minor repairs on lighting systemsConduct minor repairs on Plumbing systemsConduct minor repairs on Electrical systemsPaint exterior and interior walls, structures, fencing, etc., as needed and document through appropriate work order processComplete regular community inspections and prepare status reportsCheck fire escapes routes, review all fire doors for proper function and burned out lightsFrequent contact with others in the performance of daily duties including management, commercial and residential tenants and owners, vendors and othersBe courteous and pleasant to residents at all times, speak with confidence about the boundaries of your roleTake initiative to act with minimal supervisionRecognize and address problems quickly and decisivelyPromptly respond to emergencies; coordinate with other responders to ensure the safety of the communityEnsure that supplies/tools are attended at all timesStore tools/cart out of siteRegularly inspect property for, and replace,Move and arrange furniture and equipment, and setup rooms, for meetings or projects as neededClean boiler room, electrical room, gas room, lighting fixtures, exit signs, baseboards and moldingEmergency On-Call requirement as neededSkills & Qualifications:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.Ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functionsAbility to learn software programs for Repair and Preventative Maintenance Service RequestsKnowledge of basic principles of plumbing, wood finishing, painting, electrical and carpentryAbility to operate a variety of hand and power tools, including saws, drills, floor buffer, vacuum, carpet cleaner, power washer and other tools used in building and grounds maintenanceKnowledge of methods, materials and equipment regularly used in maintenance and repair workValid California Driver's License and proof of insuranceMay be required to use personal vehicle in the performance of job dutiesOccasional overtime is requiredConsistent and regular attendance is requiredEducation & Experience: Two years of experience in building maintenance, and repair work or equivalentProficient in speaking, reading and writing English, as this position requires interfacing verbally with the public, tenants, vendors and supervisorsAbility to prepare written reports and complete log sheetsBilingual Spanish is helpfulPhysical Requirements and Working Environment:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
