NEXEN is a growing company with approximately 500 additional units in the pipeline and further growth anticipated as the platform expands.Apply now, read the job details by scrolling down Double check you have the necessary skills before sending an application.Position SummaryNEXEN Properties is seeking a Controller to lead the accounting function across the firm's property-level entities and partnerships. The Controller is responsible for the integrity of the company's financial records, the accuracy and timeliness of internal and external reporting, and the development of accounting policies, controls, and procedures that will support the firm's continued growth. The position works closely with ownership, property management, asset management, lenders, investors, and the firm's outside CPA.This is a hands-on role within a lean organization. The Controller is expected to prepare as well as review, and to take direct ownership of the close process.Essential Duties and ResponsibilitiesManage the month-end, quarter-end, and year-end close across multiple property-level entities and partnershipsPrepare and review financial statements, including budget-to-actual variance analysis and supporting schedulesDevelop annual operating budgets and mid-year reforecasts in coordination with property management and asset managementOversee cash management, bank reconciliations, distributions, and intercompany activitySupervise accounts payable, accounts receivable, tenant ledgers, security deposit accounting, and utility and RUBS billingPrepare lender reporting and draw requests and support refinancing and acquisition activityCoordinate investor reporting and the preparation and distribution of K-1s with the firm's outside CPAManage year-end audit, tax, and 1099 processes and serve as primary liaison to external accountantsEstablish and maintain internal controls, accounting policies, and documented proceduresMaintain the Yardi chart of accounts and reporting structure and identify opportunities to improve systems and workflowProvide financial analysis and reporting to ownership in support of operating and capital decisionsSupervisory ResponsibilitiesDirectly supervises the accounting staff, including assignment of work, review of deliverables, performance management, and professional development.QualificationsRequiredBachelor's degree in Accounting, Finance, or a related fieldMinimum of five (5) years of progressive accounting experience, including substantive experience in multifamily property management accountingDemonstrated ownership of the full-cycle close across multiple legal entitiesWorking knowledge of YardiStrong working knowledge of GAAP as applied to real estate, including partnership and property-level accountingAdvanced proficiency in Microsoft ExcelDemonstrated ability to work independently and manage competing deadlines in a lean environmentPreferredActive CPA licenseQuickBooks experienceExperience with joint venture or syndicated partnership structures, K-1 review, and investor reportingWorking familiarity with California landlord-tenant requirements as they relate to billing and deposit accountingExperience supporting refinancings, 1031 exchanges, or acquisitionsCompensation and BenefitsBase salary of $100,000 – $150,000 annually, commensurate with experience401(k) with 3% company matchingMedical, dental, vision, and life insuranceFifteen (15) days of paid vacationEmployee rental discount at company-managed properties, subject to availability and eligibility[Paid holidays and sick leave in accordance with California law]To ApplyQualified candidates may apply through LinkedIn or submit a resume to [email address]. xhyhwjd NEXEN Properties is an equal opportunity employer.
