Summary
The MEP Construction Manger role will oversee all phases of construction, including preconstruction planning, procurement, scheduling, cost control, quality assurance, subcontractor coordination, and turnover. They will work as an on-site directly with the client, design consultants, and trade partners to complete the project on time, within budget and uphold strong safety and quality standards. Candidates will need onsite construction experience working for a GC or trade contractor supporting large construction projects.

General Job Description
Construction Manager requires specialized expertise to handle extreme power densities, massive water cooling infrastructure, and ultra-high-density fiber networks. Because these facilities support massive cloud infrastructure, the role shifts focus toward rapid deployment schedules, modular pre-fabrication, and rigorous multi-stage commissioning.
Core Hyperscale Focus Areas
No matter the specific sub-discipline, any MEP Construction Manager on a hyperscale site must manage the following facility-wide challenges:
• Prefabrication & Modularization: Oversight of off-site manufactured skids (e.g., modular electrical rooms, pump skids) and managing their integration on-site.
• Scale and Volume: Managing thousands of tons of cooling and hundreds of megawatts (MW) of power, requiring a massive volume of QA/QC paperwork.
• Commissioning Levels 1-5: Strict adherence to the 5-tiered commissioning process, culminating in Level 4 (Functional Performance Testing) and Level 5 (Integrated Systems Testing / "Pull-the-Plug" tests).
Discipline-Specific Responsibilities for Hyperscale CM's
Instrumentation & Controls (I&C)
• EPMS & BMS Integration: Manage the deployment of the Electrical Power Monitoring System (EPMS) and Building Management System (BMS) to ensure real-time visibility into thousands of data points.
• Sequence of Operations (SOO): Validate the automated logic that triggers backup systems (e.g., switching from chiller loops to free-cooling, or starting generators during a utility outage).
• Sensor Calibration: Ensure thousands of temperature, pressure, and humidity sensors are calibrated precisely to protect server environments.
Telecom
• High-Density Fiber Routing: Oversee miles of overhead fiber raceways (e.g., FiberGuide, Basket Tray) and ensure bend-radius requirements are strictly met.
• Meet-Me Rooms (MMR) & OSP: Supervise the construction of Outside Plant (OSP) fiber entries, redundant pathways into the facility, and the main Meet-Me Rooms.
• ISP Cabling: Coordinate the installation of structured cabling from main distribution frames (MDF) down to individual data hall hot/cold aisles.
Security
• Multi-Tiered Access Control: Manage biometric scanners, badge readers, and mantrap interlocking logic across strict security zones.
• CCTV & Analytics: Coordinate full camera coverage of perimeter fences, turnstiles, loading docks, and individual server cages with no blind spots.
• Physical Security Information Management (PSIM): Oversee the integration of separate security networks into a unified monitoring platform.
Electrical
• Substation to Rack Power: Manage high-voltage utility substations (115kV+), medium-voltage switchgear, and low-voltage busways directly feeding server racks.
• Backup Infrastructure: Oversee large-scale diesel generator yards (often 2MW to 4MW units each) and continuous Uninterruptible Power Supply (UPS) topologies.
• Arc Flash & Coordination: Ensure all electrical systems comply with strict site safety boundaries, selectivity studies, and specialized grounding grids.
Fire Protection
• Double-Interlock Pre-Action Systems: Oversee the installation of dry-pipe systems in data halls to prevent accidental water damage to active servers.
• Very Early Smoke Detection Apparatus (VESDA): Manage highly sensitive air-sampling networks designed to catch microscopic smoke particles before a flame erupts.
• Gaseous Suppression: Coordinate clean-agent systems (e.g., FM-200, Novec 1230, or Inergen) in critical battery rooms and electrical sub-stations.
Key Certifications & Qualifications for Hyperscale
• Experience: 5+ years specifically on mission-critical environments (data centers, semiconductor fabs, pharma, or nuclear plants).
• Certifications: OSHA 30 (Mandatory), Certified Data Center Professional (CDCP), or Uptime Institute Accredited Tier Specialist (ATS).
• Process Knowledge: Mastery of Procore or BIM 360 for tracking hundreds of weekly submittals and tracking Level 1-5 Cx checklists. [
